Blind Teaser
A blind teaser is a one-page marketing summary that gives a prospective buyer enough financial and physical detail to self-select while revealing nothing that identifies the store: no name, address, photos, cross streets, or landlord.
Why Blind Teaser Matters in a Laundromat Sale
The teaser is the whole confidentiality strategy in a single document. It carries revenue and earnings as ranges, square footage, machine count and mix, attended or unattended status, service mix in general terms, lease term in years, and a general market region rather than a neighborhood. The test is simple: could an operator who knows the market work out which store this is? If yes, something has to come out.
Example
'Unattended coin and card laundromat, upper Midwest metro, approximately 2,700 sq ft, 60+ machines, revenue $300,000-$350,000, SDE $110,000-$135,000, 11 years of controllable lease term.' Enough to attract a real buyer, not enough to identify the store.
What to Check
- Apply the identification test: could a local operator work out which store this is?
- Use ranges for revenue and earnings, and a metro region rather than a neighborhood.
- Leave out photos, cross streets, the landlord, and any payment-system brand that narrows the field.
